The Culprit Is

Vikram Sethi
Sethi Realty — Rival Developer

At 10:50 PM, Vikram Sethi — who had never actually left the building — called Rohan Ahluwalia from an unlisted number and asked to meet on the terrace, "one developer to another." Rohan agreed, expecting a negotiation: withdraw from the disputed project, or the bribery evidence would go to the Anti-Corruption Bureau on Monday.

What Vikram didn't know was that it no longer mattered. At 9:30 PM — before he'd even re-entered the building through the service elevator — Rohan had already emailed the full documentation to his lawyer, with instructions to file it regardless of how the conversation went.

The argument on the terrace turned physical. Meera Ahluwalia, arguing with Rohan about the will, saw Vikram approaching and left just before 11:05 PM — unaware of what she'd walked away from. At 11:10 PM, Rohan Ahluwalia fell fourteen floors to the garden, where Ananya Rao found him minutes later.

The evidence that convicts him:
— CCTV placing him in the building at 9:52 PM, right after the valet brought his car around
— Torn fabric matching his charcoal grey jacket, recovered from the terrace railing
— The voice memo on Rohan's own phone, naming who he was about to meet

Karan Vashisht's cufflink was dropped during an earlier, unrelated argument — a genuine motive, a false lead. Dev Malhotra's financial exposure never brought him near the terrace at all; his alibi holds, verified independently.

The evidence Vikram Sethi killed to bury had already left the building before he arrived.
